Tips For Shortsale Buyers - Remember Sellers Play The Waiting Game Too!

If you are a short sale buyer or considering buying a short-sale in Indianapolis, there is important information you should know.  As a real estate agent in Greenwood IN I know the process takes a long, we've worked through many short sales and get them to the closing table.  Here are a few tips to help Indiana short-sale buyers understand the process.

Tips For Shortsale Buyers - Remember Sellers Play The Waiting Game Too!

  1. Short sales require lots of patience and know the process can be long.  So if you need to move yesterday I highly recommend you do not look at short sales instead look at homes where the seller can accommodate your move in date (closing date).
  2. Buyers, sellers and real estate agents are at the mercy of the banks time lines.  That's right, as listing agents we relentlessly contact the bank with various methods to push the sale along.  Just because your agent has not heard from us on a daily basis does not mean we are not working it.  Speaking for our team we follow up and watch the banks time lines very closely.
  3. Get yourself educated!  When considering buying a short sale ask the real estate agent you are working with how the process works.  If they don't know, then maybe you are working with the wrong real estate agent.  Sometimes when working with the wrong real estate agent, your dream home ends up being someone else's. 
  4. Short sale purchases are never a sure thing, meaning that sometimes because the seller is willing to accept the shortage at the end the bank must agree.  Keep in mind sometimes, the seller is required to fulfill a financial obligation to the bank  and in some cases either the seller is not willing or cannot meet the obligation such as being 1099'd or pay back the difference in a note. 
  5. Sometimes agents price short sales too low and numerous offers come in.  One thing to remember is that the bank has final approval on the acceptance of a shortage and the numbers need to make sense to the bank or lender.  Make sure someone pulls comparable on your behalf and if you really want the property offer your best and highest offer.
  6. Banks do not always accept the highest offer, they look at terms and the strength a buyer has to purchase the property.
  7. Calling a listing agent over and over again will not get your short sale processed any faster instead it will hinder the time available in the day to follow up and deal with the most important parts of the real estate transaction.

Happy 4th of July! What does this day mean for you?

Our country has fought so hard to become independent!


My husband and I rarely watch t.v. together.  I thoroughly enjoy the detective shows and profiling shows, and my husband isn't much of a t.v. person. 

Last night we sat down together to watch t.v together and started watching a program on George Washington and how he sacrificed most of his adult life for our country, even when there was nothing he would have loved more than to rest at his Mount Vernon Estate.

I am not a history buff or history expert, but to watch his sacrifice for our country was riveting.  What our country went thru to become established, with the help of France and many courageous men and families is incredible. I know I take for granted what individuals within our nation have sacrificed, and watching this show about George Washington was a great reminder of those sacrifices.  It made this 4th of July more special than any other after watching this.

We have such incredible opportunities here, and every day I think about that.  We wouldn't have that if it wasn't for these fore fathers, and military then and now.

I pray that America continues to know what it is to have Life, Liberty and the Pursuit of Happiness.

Relay For Life of Greenwood

The Greenwood Middle school track is the host for the Relay For Life Of Greenwood.  Saturday June 19th and 20th from 9 am to 9 am Sunday.  There are 28 teams participating celebrating those that they lost or are survivors!

A great day to spend time with your family and loved ones and enjoy some of the entertainment and festivities.

A little history:  The Relay started in 1985 when a surgeon from Washington ran and walked around a track for 24 hours straight trying to raise money for the American Cancer Society. 

Today the relay is one of the largest charity events to help end this disease.  Over 3.5 million people participate in this movement annually.

Don't allow Prayer at Graduation!

 

A student at a Greenwood IN high school sued the school district saying a school-sanctioned prayer at graduation was unconstitutional.  A majority of students voted in favor of a prayer.  What is that I said???  A majority!!  Part of what America's principles have been founded on, a democracy.

The Greenwood High School's principal in the past has required students to submit their speeches in advance for review.  This year they are lifting this practice.  I only hope and pray that some students take this and run with it, not in profanity, but to speak of never allowing the majority to be defeated again when it comes to prayer in school.

There are enough drugs, violence, bullying, etc. in school, without taking something that the majority in this high school wanted, voted on and believed in.
