William Meadows just closed on his Franklin IN Short Sale purchase:
"I began looking for a home to purchase in August of 2009, and found the perfect house. I called Pam & Heather to inquire about the house, and in a short time got all of my questions answered. I found that the house was in ‘short sale' and didn't really understand the process, but did know that these take a while to workout. Heather offered to show me other homes in this price range because of the length of the typical process, and I appreciated her advanced notice, but the duration of the process was not a critical concern. Pam & Heather were in constant contact with the owners, the bank, and me during the process, both by phone and email. I was able to close on the house in time to secure the New Home Buyer tax credit, and would not have been able to do so had Heather & Pam not worked so hard to push the sale forward. A few occurrences during our partnership are noteworthy:
I met Pam at the house one day and mentioned that the carpet color was just about the color I like and that I would have it cleaned when purchased. Pam took her shoes off and walked around the carpeting and informed me that the pad was probably in need of replacement, and that the carpet was worn. This was not the "putting lipstick on a pig" that I've been accustomed to with other realtors in the past. Based on her experiences, I began budgeting for new carpet. Now that the new carpet and pad are down, I am SO glad that Pam was this honest and direct - and right;
With the consent of the bank and owners, Pam & Heather allowed me to access the house intermittently during the final stages of the sale so that I could take measurements and buy materials. This put me ahead of the curve regarding remodeling after closing, and;
Finally, during an email conversation with my financier and Heather, I asked my banker why his mortgage interest rate was higher than others in the community. I asked Heather if the rate I was being offered was a good deal and whether she knew of other banks with lower rates. Her recommendation of another bank saved me 7/8 of 1% compared to my bank's proposed rate.
This was the most pleasant home purchase I've made, and I speak from experience. During my career as a Safety Manager, I've relocated seven times in the last 20 years. If Pam was out, Heather was in, and vice versa. If I needed to know or see or discuss something, they were there to help. They pushed the bank to move quickly on the sale, and had the courtesy to copy me on their emails. I knew exactly where we stood at any given moment. I've never worked with realtors who gave me the feeling that they were working for me instead of their commission, but Pam & Heather changed that stereotype. There are other examples of the special things they did to ensure that I got the house that caught my eye, but I will leave those stories for them to tell.
Since the purchase of my home, I've told Heather and Pam to let me know if there is anything I can do for them in return for their services for me. I will not be buying another home and so I regret I will not be able to work directly with them again. However, if you have been generally disgruntled with the performance of some realtors as I have in the past, you're in for a refreshing treat - hard work, straight talk, persistant effort, and genuine concern for YOU, not just the sale."
